EICRs in Edgware

We carry out EICRs and electrical remedial work across Edgware, on both sides of the borough boundary. Landlord certificates, HMO inspections, PAT testing, consumer unit changes and rewires throughout HA8, whichever council your property falls under.

  • Postcodes HA8
  • Barnet Council

One town, two councils

Most of Edgware is in the London Borough of Barnet, but its western edge, beyond the old Watling Street (the A5), is in Harrow, and both boroughs have a ward called Edgware. That matters for landlords, because licensing follows the borough. Harrow’s Edgware ward has had selective licensing since 2 May 2026, so every private let there needs a licence for the next five years. On the Barnet side, Edgware was not among the ten wards Barnet consulted on for selective licensing in 2026, although neighbouring Burnt Oak was.

The electrical rules are the same on both sides: an EICR at least every five years, with copies to tenants and to the council on request.

Built around the 1924 tube

Edgware tube station opened in 1924, and the suburb followed fast. The population rose from 1,516 in 1921 to 5,352 in 1931, with the southern part of the area filled in heavily after the line arrived. Many of those homes are now around a hundred years old. Their wiring will have been replaced at least once, but how well and how completely varies, which is exactly what an inspection shows.

Questions from Edgware

How do I know which borough my Edgware property is in?

Your council tax bill names it. Licensing follows the borough, not the HA8 postcode.

Can you send the report to my letting agent?

Yes. Tell us who should receive it and we send it to them as well as to you.
