What an EICR costs, and why quotes differ
EICR prices in north-west London vary a lot, and the cheapest is not always the cheapest once the remedial quote arrives. This guide explains what actually sets the price of an inspection, what a proper EICR should include, and how to compare quotes like for like. For a price for your property, ring 020 8194 2001 with the property type and postcode.
Circuits, not bedrooms, set the time
Each circuit is tested individually, so the number of circuits drives the time on site more than floor area. A two-bed flat with six circuits is a short visit; a four-bed house with an extension, a second consumer unit, an electric shower, a garage and a garden office is a long one.
Access and occupation
An empty property is quickest. In an occupied home, the inspector has to reach sockets behind furniture, coordinate power cuts with the tenants and open locked rooms. A board with no labels adds time too, because every circuit has to be traced before it can be tested and recorded.
Age and condition
Older installations take longer. More readings fall outside expected ranges and need checking, and the inspector has to work out what has been altered over the years.
What a proper EICR includes
- Every circuit tested, with results recorded on a schedule
- A sample of accessories opened up and inspected, with the sample size stated
- The extent and limitations of the inspection written on the report
- Observations coded C1, C2, C3 or FI, with locations
- A copy you can send straight to tenants and the council
Why a very cheap EICR can cost more
A price far below the rest can mean fewer circuits tested, a smaller sample of accessories, or a business that relies on the remedial work it finds. Ask how many circuits the price covers, what sample of accessories will be opened, and whether remedial work is quoted separately. Separate quotes let you get a second price for the fixes.
Bundling to save a visit
If you need PAT testing or new alarms, ask for them with the EICR. One visit means one set of tenant arrangements.
Common questions
Why is there no price list on this site?
Because a fair price depends on the circuits, size and access at your property, and a headline figure would only tell you about someone else’s. Ring 020 8194 2001 or use the form with the property type and postcode, and we will price yours.
Is remedial work included in the EICR price?
No. The inspection and any remedial work are priced separately, so the report stays independent and you can compare quotes for the fixes.
