A suburb built around the railway
The Metropolitan Railway opened its electric line to Stanmore in December 1932, and the station is now the northern end of the Jubilee line. Stanmore grew into a London suburb over the 20th century, and many of its homes date from the decades around that opening.
For wiring, that timing matters. The IET notes that rubber-insulated cable was in general use until the early 1950s and that concealed cable often outlasts several rounds of new sockets and switches. In a house of this age, an EICR is the way to know what is behind the faceplates.
Bigger plots, more to inspect
Stanmore has more open space than most of the borough: Stanmore Country Park, Stanmore Common, Canons Park and the grounds of Bentley Priory, where the RAF controlled the Battle of Britain in 1940. The larger houses near them often come with garages, garden rooms and outdoor lighting. Anything supplied from the house is part of its installation and goes on the report, so mention outbuildings when you ask for a price.
Stanmore is not one of the six Harrow wards with selective licensing. Harrow’s separate licensing of smaller HMOs covered the whole borough, Stanmore included, from August 2021 until it ended on 5 August 2026; the council consulted on renewing it.

Questions from Stanmore
Is Stanmore covered by Harrow’s selective licensing?
No. The six wards are Edgware, Roxeth, Greenhill, Marlborough, Wealdstone North and Wealdstone South. HMO licensing is a separate scheme; check the council’s current position if you let to three or more sharers.
Do you inspect garden offices and garages?
Yes. If they are supplied from the house, they are part of the installation and are included on the report.
