EICRs in Wembley
We carry out landlord EICRs, HMO inspections, PAT testing and electrical remedial work in Wembley, from the interwar houses around Wembley Park and Preston Road to the flats near Wembley Central and the new blocks by the stadium. Brent now licenses almost every private let, so an up-to-date electrical report matters here.

Brent licenses almost every private let
Since 2 February 2026, all privately rented homes in Brent must be licensed. Three schemes now run together: additional licensing for smaller HMOs with three or four tenants from two or more households, mandatory licensing for HMOs of five or more, and selective licensing for single lets and family homes. The one exception the council gives is single-household homes in Wembley Park. Brent warns of civil penalties of up to £30,000 per offence for letting without the right licence.
Renting is common here: 36% of Brent households rented privately at the 2021 census, up from 31% in 2011. A licence does not replace the five-yearly EICR, but it does mean the council has your property on file and can ask for the report, which you then have 7 days to send.
Metro-land houses and the new Wembley Park
Wembley’s housing comes from two very different eras. In the early 1920s the Metropolitan Railway’s estates company bought the 123-acre Chalkhill estate and began selling building plots in 1921; season ticket sales at Wembley Park and nearby stations rose by more than 700% between 1921 and 1928, and most of Wembley Park was built up by 1939. Those homes are now close to a century old, and their wiring history varies from house to house.
The second era is happening now. Quintain’s regeneration around the stadium involves more than 7,000 apartments, and by 2024 Wembley was London’s second-largest build-to-rent hub after Stratford. A modern flat usually tests well, but every one let privately still needs its own EICR at least every five years.
