EICR and electrical safety questions

Short answers on booking, the inspection, codes, landlord rules and repairs. The guides go deeper, or ring 020 8194 2001.

Booking and prices

How do I book an EICR?

Ring 020 8194 2001 or leave your number on the form with the postcode and type of property. We agree a time with you, your tenant or your letting agent.

How much does an EICR cost?

It depends mostly on the number of circuits, then on size, access and age. Give us the property type and postcode for a price. Our guide to what an EICR costs explains what changes it.

Are you NICEIC registered?

Yes. We are an NICEIC Approved Contractor and an NICEIC Domestic Installer, so notifiable work such as a new consumer unit is registered with building control without you applying to the council.

Do you work with letting agents?

Yes. We can arrange access through the agent and send the report to the agent and the landlord.

Is remedial work included in the EICR price?

No. The inspection and any remedial work are priced separately, so the report stays independent and you can compare quotes for the fixes.

The inspection

How long does an EICR take?

It depends on the number of circuits and how easy they are to reach. A small flat takes far less time than a large house with an extension and outbuildings. We give you an estimate when you book.

Will the power be off?

For short spells, circuit by circuit. Warn tenants about fridges, freezers, routers and computers, and tell us about any medical equipment that must stay on.

What does the inspector check?

The consumer unit, the earthing and bonding, a sample of sockets, switches and fittings opened up, and tests on every circuit. Outbuildings supplied from the property are included.

Does an EICR cover appliances?

No. An EICR covers the fixed installation. Appliances are checked by PAT testing.

Does an EICR test smoke alarms?

It covers the circuit feeding mains-wired alarms, not the alarms themselves. See smoke and heat alarms.

Codes and results

What makes an EICR unsatisfactory?

Any C1 (danger present) or C2 (potentially dangerous) observation. C3 and FI do not, under the rules in force since April 2026. See EICR codes explained.

Is an FI code a fail?

Not on its own since BS 7671 Amendment 4 in April 2026. For rented homes, though, the government guidance still requires the further investigation to be carried out within 28 days.

How long is an EICR valid?

For a rented home, up to five years or the shorter date written on the report. For a home you own, Electrical Safety First recommends an inspection at least every 10 years.

Is an EICR the same as an electrical safety certificate?

Yes. Landlords often call it an electrical safety certificate or landlord electrical certificate. The document is the electrical installation condition report.

Rules for landlords

When do tenants need a copy of the EICR?

Existing tenants within 28 days of the inspection, new tenants before they move in, and prospective tenants within 28 days of asking in writing.

What if the council asks for my report?

You must send it within 7 days of the written request.

What is the penalty for not having an EICR?

The government guidance says councils can impose a financial penalty of up to £40,000 for breaching the regulations.

Do social landlords need EICRs now?

Yes. The rules were extended to social housing: new tenancies from 1 December 2025, with existing tenancies inspected by 1 November 2026.

Do landlords need PAT testing?

It is not required by the electrical safety regulations for private lets, but anything you supply must be safe, and HMO licence holders must be able to declare that their appliances are safe. See PAT testing.

Repairs and upgrades

Can you fix faults found on another electrician’s report?

Yes. You can use any qualified electrician for remedial work. Send the report and we price it item by item.

Do I need a new consumer unit?

Not just because it is plastic or old. You need one if the board is damaged, unsafe, coded C2, or cannot take a new circuit. See consumer unit replacement.

Is replacing a consumer unit notifiable?

Yes. In England it is notifiable under Part P, so it must be registered with building control and certified.

How do I know if I need a rewire?

An EICR shows the condition of every circuit. Our guide to signs your house needs rewiring covers what to look for first.
